We can provide you with solid lenders to discuss your financing options with. These are not just any lenders. They are not brokers or middlemen. These are highly professional investors and unconventional funding sources. I won't just give you these valuable leads, I will qualify and confirm their interest in your funding proposal. Not only that, but I can introduce you personally to these financiers and you can work directly with them and negotiate your own terms. This option is great for investors and brokers alike

By using this option, you can eliminate BIG broker fees like the ones I am paid for brokering commercial loans like yours. This is a very viable solution for Investors and Brokers seeking solid funding sources to work with.
We charge a small fee for this service but you save BIG. Most importantly, you get to work directly with the funding sources.

I'll even introduce you to the funders personally. I will not be involved in your transaction and you owe me nothing aside from the small fee I charge for the time I spend locating and validating you funding request. Other services charge $100 to $1,200 for this service because they charge you a FEE per lender. I only charge for the time I spend researching and you don't owe me one dime until I deliver.  If I can't locate a funder for your project then you don't owe me anything.

This option frees you up to run your business or attend to your investment activities. Locating the financing will be our job. That's what we do best.  We can serve as your exclusive agent.  Our Fee for this service is only 3% of the GROSS Funding amount and a Small Equity Position. What better partner could you have ... than one that can secure financing for your projects.

We Can Do It Together ....

We can consult with and assist you in structuring and negotiating the terms and conditions of your loan . We will help you to decide which is the best route to take based on your individual situation and objectives. We can consult with you in two ways:

  • Silver Consultation: Initial one time consultation includes package review, a strategy for  approaching and presenting your project. Lender punch list of negotiable items such as : non-recourse financing, exit clauses and whether to offer Equity Participation or not and how and when to bring it up. Our fee for this private consultation is $250.00 per hour.

    Spend a little and save a lot in time money and headaches. We will help you to develop a solid plan and strategy for securing your financing.
  • Gold Consultation: We will work exclusively for you from beginning to the closing end to assure that you will get the best terms and conditions available. You provide the Lender and we will monitor and advise you every step of the way. There is no fee for this service. We require 20% equity participation in your project. This equity participation will be secured against a income producing property in the form of a promissory note . Terms are to be negotiated.

           Co-Brokering Opportunities

If you are a Broker and need assistance or an outlet for placing your current projects, then compete the form below to learn more about co-brokering opportunities.

We charge 2% for my services and will split 50/50 with you on all of the projects that we do 100% together.  You provide the client and we provide the financing. A true "win-win" situation.

We only ask that you have direct contact with the borrowers/client.  NO broker chains. No exceptions! We will work with you only! If you are working with others, you should execute the appropriate documentation with the other parties.  Access to the principals are absolutely required.

If you are confident that you can close the loan but just need us to provide funding sources to match your project, we can provide this service to you at a small subscription fee of $29.00/month.  This will give you unlimited access to our loan application submission forms and we provide you with lenders only.  For a small surcharge $14.95/month, we offer to maintain your very own password protected web page that only you can return to as much as needed until your project is done.  You can't beat that!

Option 5

We Can Pre-Underwrite Your
Commercial Real Estate Deals

Unlike other commercial brokers, we have in house underwriting abilities. This means we qualify and obtain Funding Commitments and LOI's from lenders in days rather than weeks.

We can underwrite your loans for a Flat Fee and provide you with a professionally underwritten loan package that will be accepted by any Lending institution.

What does this mean?

If you are a borrower, you can utilize this service and have a loan package to submit to your lenders. We provide free updates for 60 days.  You don't have to submit your loans through us to use this service either. Once you receive your loan package, you can take it where you want.

If you are a Broker, you can provide this service to your clients and charge what you want for the service.  If you place your loan through us, there's no charge to you for the service.  We charge your client $500.00 commitment fee
and we reimburse this fee at closing back to the client.
